Terms & Conditions
Please take note of these terms and conditions prior to reserving.
Pet Policy
All dogs must be confirmed prior to check-in. House-trained dogs only; No puppies or cats. 2 dogs max.
* $50 per day fee authorized/charged separately after booking.
Guests are responsible for any damage, loss, or expense caused by their pet.
Guests agree to:
- Always keep their pet under control.
- Keep their pet restrained, tethered, if necessary, when it is outside their dwelling.
- Adhere to local ordinances, including leash and licensing requirements.
- Not leave their pet unattended for any unreasonable periods.
- Clean up after their pet and to dispose of their pet’s waste properly and quickly.
- Keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to others, and remedy immediately any complaints made through the Manager.
- Refrain from allowing pets on furniture.
Parking Policy
May 15 thru Sept 15- VALID REHOBOTH BEACH TOWN PERMITS REQUIRED FOR NON-METERED STREET PARKING. We provide parking for 2 cars. Depending on your cottage you will have designated private off-street parking and/or parking permits. Parking is free during off-season (Sept. 16-May 14). By parking a vehicle at our facility, you (and your guests) are doing so on your own accord. The cottage does not take responsibility or accept liability for parking violations, damage, accident or loss to your vehicle or personal property. We reserve the right to tow vehicles. Parking permits must be returned prior to check-out. $300 fee per tag for missing or lost permits. PURCHASE ADDITIONAL REHO PERMITS HERE

CHECK-IN DETAILS
On the day of arrival between 3 – 4 PM, you will receive an email and/or AIRBNB message with your unique electronic lock pin code for the front door and check-in instructions. ELECTRONIC LOCK TUTORIAL HERE

Check-Out: 10:00 AM (No late check-outs during season; progressive fees may apply)
**Please plan accordingly for a 4:00 P.M check-in. When possible, we are happy to allow early-check-in. However, our cottages have special touches that require extra time for a thorough cleaning. If you arrive early, call/text 302-296-4400 and we can provide you with parking passes, beach chairs, a cart, and towels.
**NOTE: Items available after 10AM, as current guest is still in-house prior to that time.
What to Bring / Cottage Supplies
So that you may pack accordingly, we have a supply list for your review. Please note we provide 1 set of bed linens and 1 beach and bath towel, per cottage guest occupancy. If you require more, you may want to bring extra linens and towels from home.
- Towels/Linens: 1 bath towel per person for each cottage sleeping space. 2 hand towels per bathroom. 1 beach towel per person for each cottage sleeping space. 1 set of linens per bed, including pull-out sofa. 2 pillows per queen/double bed; 1 pillow per twin.
- Sport & Games: Jenga, UNO and playing cards. Yoga mat. Community corn hole and bocce on corner lot.
- Toiletries: Starter supply of shampoo, conditioner & bar soap. 2 rolls of toilet tissue, 1 box of facial tissue, cotton balls & Q-tips/and or make-up remover wipes.
- Appliances: BBQ grill, ice machine, drip coffee pot, standard Keurig, Nespresso machine with complimentary starter pods (Takes *Vertuoline pods 7.70 or less), starter non-creamers, sugar, sweetener & tea bags, blender, toaster, dishwasher, stove, microwave, iron, all-in-one washer/dryer with clothes drying rack & laundry basket. *BUY NESPRESSO PODS HERE
- Cleaning Supplies: Dish soap, 1 roll of paper towels, all-purpose spray, trash bags, vacuum, broom, dish towels, starter supply of dishwasher tabs and laundry detergent, laundry basket & drying rack. Clothesline provided at Cottages, 12, 14, 16, 18, 15, 11.
- Kitchen: Spices, olive oil, balsamic vinegar, salt & pepper, pots, pans, mixing bowls, baking dish, utensils, cutting boards, knife block, dishes, cocktail shaker, wine, and cocktail glasses.
- Beach Chairs: 1 chair per person for each cottage sleeping space. 1 beach cart w/combination lock ***See beach cart policy before use. (No beach umbrella provided)
- BBQ grill, outside shower, trash bin, beach chairs and cart: Located behind or on side of cottage. ***Guest(s) responsible for nightly/daily locking of the custom beach cart in designated area, when not in use. $1000 fee per missing carts.
*To maintain the aesthetic street view, please stow chairs, carts & other items on porch or behind cottage. Beach chairs, carts, and outdoor showers are available during season only.

Cancellation Policy
CANCELLATION POLICY
Full refund for cancellations made within 48 hours of booking if the check-in date is at least 14 days away.
50% refund for cancellations made at least 7 days before check-in.
No refunds for cancellations made within 7 days of check-in.
Changing Reservation Dates: You can change your reservation dates if it is done 90 days or more before your arrival date. A credit balance will be issued and can be applied to future stays. Refunds will not be given for weather-related cancellations, reservation changes or for early departures.
Failure to check-in on the above-listed arrival date will cancel your reservation and your deposit will be nonrefundable.
Payment Policy
We require full payment at the time of reservation. This includes a weekly rate plus 7% city tax, 4.5% DE short-term rental tax and an additional $250-$350 cleaning fee (varies by cottage) which may be authorized/charged separately. All pet fees authorized/charged separately after booking. If you cancel more than 7 days prior to your arrival date, you will get a 50% refund. If you cancel 7 days or less from your arrival date, your total stay will be forfeited. Courtesy hold reservation payment due within 24 hrs of booking; unpaid courtesy holds will be automatically released.
Smoking/Vaping Policy
Cooper Cottages is a smoke-free vacation. No smoking or vaping in any spaces under the roof of the cottage; including all porches and areas in close proximity to other cottages. A $500 smoking/vaping fee will be charged for violations and guest(s) may be asked to vacate the property.
Fireplace Policy
FIREPLACE POLICY
Fireplaces are NON-FUNCTIONAL and should not be used at any time. Violators will be charged for all damage.
Minimum Age Policy
All guests must be 21 years or older to confirm accommodations at Cooper Cottages. A valid photo ID must be presented at the time of check-in for age verification.
Cleaning Policy
Room refreshes will not be offered during stays. Washer/dryer units are in each cottage. Extra cleaning fees may apply if house rules aren’t followed.
Noise/Event Policy
No events, parties or loud or unruly behavior permitted on premises. Quiet hours are 11:00 p.m. to 8:00 a.m. Multiple violations and guest(s) will be asked to vacate the property.
Guest Safety/On-premises Camera Policy
For the safety and security of all our guests, please be advised that we maintain actively recording security cameras in exterior public areas including walkways and parking areas. Your well-being and comfort are our utmost priority.
Damage Policy
Guests are responsible for all damage.
